Nowy Świat 64 | Offices

General concept

Round the back of tenement house on Nowy Świat 64 street will come into existence modernism service building with visible Bauhaus influences designed by JEMS Architects studio. Building’s form despite of its contemporary character blends in harmoniously in existing built-up area. HIP DESIGN studio is responsible for interior design of office spaces and terrace design in this project. Total usable area of the workplaces is 2270 m2 and the patio is around 650m2.

Storeys 02 and 03 are repeatable workplace floors. There is a possibility to divide each storey into one, two or four lessees. The highest level 04 differ from other because of it terrace that additionally rises the standards of offices on this level. It facade is made from wooden panels, the same from which ground floor windows are made of. On this level the is only possibility of dividing space  into one or two lessees.

Floor plans made by HIP DESIGN studio show exemplary space arrangements, which can be altered adjusting to the needs of lessee. All areas are accessible form passageway that is planed around the centre of this building. This kind of space distribution allows for clear and functional office arrangement where all rooms are generally accessible. Every office accommodation and open space areas have access to daylight and windows. Demand for this kind of space planning is still rising because it takes care of employees health providing excellent working conditions. Moreover, office spaces on the highest floor enable people to actually go outside and grasp some air. Windows from this site are almost 2 times bigger from the rest in the building, which makes offices adjacent to them unique in terms of design and working environment.
